The coveted Rokeby Road address, home to some of the most breathtakingly beautiful and unspoiled countryside, sets the stage for this remarkable property. Heronwood Farm’s 501 Acres is adjacent to the prestigious Upperville Horse Show Grounds, home to the Nation’s Oldest Horse Show. The original Horse Show grounds were once part of this Farm and known as Grafton Oaks. Heronwood is in magnificent horse country and prime Piedmont Hunt Territory.

Golf: After trips to Scotland, the owners fell in love with the game of golf. Beginning with a chipping green, they eventually chose to have their own private 18 Hole Golf Course built to USGA standards and offering 4 tee boxes per hole. Professionally engineered and meticulously maintained the Fairways, Greens and Ponds are perfectly sited for one to enjoy the serenity of the Blue Ridge Mountain views providing the perfect escape from the stressful Washington, D.C. lifestyle.

Horse Facilities

Blackburn Architects were commissioned by the owners of Heronwood to build stables which would provide a healthy lifestyle for their horses. They designed the Yearling Barn (8,250 sq. ft.), center-aisle with 16 (15’ x 15’) stalls and the Broodmare Barn (9,750 sq. ft.) center-aisle with 20 (15’ x 15’) Stalls + 3 (15’ x 15’) birthing stalls. The continual ridge skylights and vertical ventilation provide exceptional light and fresh air. Framed with heavy timber oak framing, the exteriors are fieldstone and stucco to blend into the Virginia Countryside. Both barns have been beautifully restored. Additional horse facilities include: 3 isolation buildings, numerous run-in sheds, additional stalls, an 8 horse “Hot Walker”, enclosed Lunging Ring (60’ in diameter), 120’ x 220’ Riding Arena, a total of 45 stalls and 28 fenced paddocks totaling approximately 200 acres.

Grafton Hall, c.1905

A Classic Revival Style Manor House (7,500 sq. ft.) with gracious entrance hall. Originally built as a Queen Anne Style home in 1883 it was destroyed by fire and the current home was built on its foundation. Blackburn Architects was asked to create staff housing and office space for Heronwood Farm within the Manor House. Mechanical Systems and Electrical Systems were replaced and apartments created, all with careful consideration of the historic character of the home. Additional living quarters at Heronwood Farm include Farm Managers House (3,500 sq. ft.), Staff house (2,750 sq. ft.), Stone Cottage (1,800 sq. ft.), Service Center with Apartments. This is a stunning and meticulously maintained property with pea-gravel paved roads winding through the property accessing the residences, stables and golf course.
